Experienced Leadership. Trusted Brokerage Oversight.

Our team provides the brokerage leadership, operational coordination, and compliance-focused support commercial real estate professionals need to pursue transactions across state lines.

Why Leadership Matters

Serving as a Broker of Record extends beyond satisfying a licensing requirement. It requires experienced brokerage leadership, regulatory awareness, documented processes, sound judgment, and accountability throughout each engagement.

National Broker of Record Services brings together commercial brokerage, client-service, transaction-coordination, and legal experience to support professionals working outside their licensed jurisdictions. This multidisciplinary approach helps reduce avoidable regulatory risk while protecting the client’s existing relationships and transaction objectives.

Executive Leadership

Edward P. Huletz founded Institutional Broker of Record Services to provide the institutional-grade brokerage leadership, licensed supervision, and compliance infrastructure required by organizations conducting real estate transactions across state lines.

As Founder and Principal Broker, Edward directs IBOR’s strategy and governance framework while overseeing the professional standards supporting each engagement. He maintains real estate brokerage licensing across 35 states and brings experience in brokerage operations, transaction oversight, investment real estate, fund operations, institutional asset disposition, and organizational leadership.

Edward’s multi-state licensing authority and operating experience help institutional clients enter new markets, execute transactions, and maintain consistent oversight without establishing separate brokerage operations in every jurisdiction.

Strategic Client Resources

Real estate transactions can create needs beyond Broker of Record oversight. The following resources help clients address tax-sensitive planning and financing considerations connected with a replacement property or subsequent acquisition. These roles must remain visually separate from NBOR’s core brokerage leadership.

Robert Biggs supports clients evaluating tax-sensitive real estate decisions, including potential 1031 exchanges, Opportunity Zone considerations, capital-gains planning, and reinvestment objectives. He helps clients identify relevant questions, coordinate appropriate resources, and consider how transaction timing may affect a replacement-property strategy.

Tax, legal, and investment decisions must be reviewed with the client’s own qualified advisers. National Broker of Record Services does not provide tax, legal, or investment advice.

Rob Hardy

Mortgage & Lending Advisor

Rob Hardy serves as an independent mortgage and lending advisor, helping clients evaluate financing structures and lending considerations for replacement properties and subsequent commercial real estate acquisitions. His experience gives clients access to a financing resource as they move from a completed transaction toward the next opportunity.

Mortgage and lending services are provided independently through Mr. Hardy’s professional practice. Do not describe Mr. Hardy as locating, negotiating, or brokering property unless the applicable real estate licensure and engagement have been separately confirmed.

Professional Advisor

James Stuart Glenn serves as independent outside legal counsel, providing strategic legal guidance in areas including real estate law, contracts, business transactions, and commercial litigation. His background in mortgage finance, title operations, real estate development, and private legal practice provides broad perspective when specialized legal counsel is required.

Legal services are provided independently through Mr. Glenn’s law practice. National Broker of Record Services is not a law firm and does not provide legal advice.
